# Rental Application Criteria

To ensure fair housing practices and efficient processing of rental applications, VJOSA PROPERTIES LLC (Vjosa) has established the following criteria:

### Applicant Qualifications

**Fair Housing:** Vjosa adheres to all Fair Housing laws and welcomes applicants regardless of race, color, religion, sex, national origin, disability, or familial status.

**Application Process:** All adult applicants must submit a completed application with a non-refundable $85 fee. Proof of identity is required.

**Income Requirements:** Applicants must demonstrate a net income of at least 2.5 times the monthly rent after applicable deductions. Income verification is mandatory.

**Credit History:** A minimum credit score of 650 is required. No slow pays, judgments, evictions, collections exceeding $10,000, liens, or bankruptcies within the past seven years.

**Rental History:** Previous landlords must verify timely payments, no major violations, and proper lease termination.

**Employment Verification:** Vjosa must verify employment for all applicants.

### Financial Terms

**Good Faith Deposit:** A certified funds deposit is required upon application approval, serving as the first month's rent.

**Security Deposit/Move-In Fee:** An agreed-upon security deposit or non-refundable move-in fee is due 48 hours before move-in (certified funds).

**Additional Fees:** Condo/HOA fees may apply, and Vjosa reserves the right to increase security deposits or require additional prepaid rent or fees.

### Occupancy and Property Rules

**Occupancy:** The number of occupants must comply with HUD guidelines.

**Smoking Policy:** Smoking is strictly prohibited on the property, indoors and outdoors, including balconies and patios.

### General Provisions

**Incomplete Applications:** Incomplete applications will not be considered.

**Co-Signer:** We may require a co-signer.

**Credit Reporting:** Non-compliance with lease terms or rental payments may be reported to credit bureaus.

**Please note: Verbal offers are not accepted. All information provided on the application must be accurate and verifiable.**
