Rental Application Criteria
To ensure fair housing practices and efficient processing of rental applications, VJOSA PROPERTIES LLC (Vjosa) has established the following criteria:
Applicant Qualifications
Fair Housing: Vjosa adheres to all Fair Housing laws and welcomes applicants regardless of race, color, religion, sex, national origin, disability, or familial status.
Application Process: All adult applicants must submit a completed application with a non-refundable $85 fee. Proof of identity is required.
Income Requirements: Applicants must demonstrate a net income of at least 2.5 times the monthly rent after applicable deductions. Income verification is mandatory.
Credit History: A minimum credit score of 650 is required. No slow pays, judgments, evictions, collections exceeding $10,000, liens, or bankruptcies within the past seven years.
Rental History: Previous landlords must verify timely payments, no major violations, and proper lease termination.
Employment Verification: Vjosa must verify employment for all applicants.
Financial Terms
Good Faith Deposit: A certified funds deposit is required upon application approval, serving as the first month's rent.
Security Deposit/Move-In Fee: An agreed-upon security deposit or non-refundable move-in fee is due 48 hours before move-in (certified funds).
Additional Fees: Condo/HOA fees may apply, and Vjosa reserves the right to increase security deposits or require additional prepaid rent or fees.
Occupancy and Property Rules
Occupancy: The number of occupants must comply with HUD guidelines.
Smoking Policy: Smoking is strictly prohibited on the property, indoors and outdoors, including balconies and patios.
General Provisions
Incomplete Applications: Incomplete applications will not be considered.
Co-Signer: We may require a co-signer.
Credit Reporting: Non-compliance with lease terms or rental payments may be reported to credit bureaus.
